We use a great guy in Jacksonville Beach that I would recommend, but not sure what your specific needs are.

I believe Capital gains tax enters the picture here....better see a CPA, not a lawyer! Unless he's a tax lawyer. I think capital gains is 15%....but time held determines short or long term tax....I am neither a tax expert, CPA or lawyer.

I was in your shoes once and living in the UK. I have since "retired" to NE Florida and have several SFH's that we keep steadily rented due to strong rental market right near NS Mayport. German roaches require multiple trips within a couple of weeks, not months and persistent treatment until gone. Find a GOOD bug guy that knows how to get rid of them. We were successful after a couple of visits. Good luck!

I can tell you from personal experience that even some vacation areas restrict Airbnb and short term rentals. We live at the beach in Florida and received a cease and desist order from the city when they discovered somehow that we were operating an AIRBNB. Seems that anything under 90 days is forbidden. We operated for a year before we learned this.

If there is a good GIS map in place at the county level, you can search tax records and compare tax billing addresses to local address snd figure it out that way. Takes a bit of sleuthing, but i've done it and it works well
