I pay $300 annual renewal, so count yourself lucky! It IS insurance really that you are paying for. If you need to make a claim, they have to fix the problems.

City ordinances sometimes get in the way. I live at the beach and we ran an Airbnb for about a year.....great fun and a bit of beer money, but then suddenly we received a cease and desist with threats of fines. Less than 90 day rentals not allowed! π

Claim it as yours on Zillow and you can correct the data. It could be defaulting to whatever data they have in their database. If you claim it and update it with your data, I'm guessing that may help fix the problem.
I did that a while back on all of our properties and I even get periodic updates to Zestimates (for what that's worth), and all of the photos are already there when we list to rent. I'm not saying this is the 100% solution for you, but it may be. Good luck!

Sometimes if you're willing and able to do the work, you can turn a good profit! Most folks just won't risk it. My son recently bought a 2 1/2 acre piece with a big pond out front and 4,000 sq. ft. with an additional outbuilding with in-law suite and huge shop for $136k. We've been working on it for about 3 months and in about another month it will sell over $300k after about $75 in rehab. Huge termite damage and neglect in general, but he's done the work and knows what he's doing. Hard money loan at 13% has provided the incentive to get it done quickly! :)

Insurance or no insurance....if there has been sinkhole issues within close proximity, I wouldn't touch it as a buyer!
