I spent the last 12 years in the UK, so I know you'll enjoy the climate here! πŸ˜€ Just one question for you....are you aware that in the state of Florida you have to have a sponsoring RE broker to do property management? Don't want to be negative, only trying to help ensure you know what lies ahead. Best of luck to you mate!

Many would say the first mistake was accepting partial rent, but that is up to you.

Doubt you will get a HELOC on a recently purchased rental property.

This is always a red flag to me. I see it all the time and just know that it means the inside is trashed. Sometimes that's good....depending on HOW trashed! 😊

From a buyers perspective, I would not touch one side of a duplex with a ten foot pole! All or nothing.
