Adding a disposal in a SFR tomorrow. People are accustomed to having them these days and if you are going to charge top rent, I think it's a small thing that helps.

Hi Max,

How are the windows? It's been pretty hot, so if the house and unit are pretty old, they probably need some attention. A 20 yr old a/c unit has beaten the odds pretty well already! When was the house built?

I provide Quarterly pest control for all of my rentals.  It's the south....there are bugs, and I'd rather they not take up residence in my properties!

If your tenants are internet savvy, have them pay you online. Either via online bill pay from their bank, or via lots of other options out there.  I recently became aware of a new method being tested by Turbo Tenant.

I just put down an Allure floor last weekend with my son, for my father in law. It was a luxury vinyl.... not click together, but stick together. I was quite impressed with ease of installation and the look. I will def use it in my rentals over wood laminate in future!!

Zillow, TurboTenant, sign in the yard for drive by's. Time depends on your market.

We just used TurboTenant for the first time with good results. We also used Zillow, as these two methods hit different websites.

Mike, I am a USAA fan of 40+ years, and unfortunately, they won't touch Florida. I've tried more than once.

Brett, who is your carrier? First thing I will point out is that I have found Security First insurance to be the least expensive and use them on all of our rentals. The rest is up to you as far as amount of coverag, deductibkes, etc. I pay anywhere from $5-700 annually for our SFR properties, depending on suze, etc.
