We had a similar problem. Lease was coming due so we notified them that we would not be renewing. They begged to stay, so I raised rent $100 per month, with written notice on a month to month arrangement that if paid by the 1st, they could take $50 discount. Furthermore, if not paid by the 5th, I would cancel our agreement, and they were out first time they were late. So far, so good.....carrot and stick.

I've bought both. I currently he a sfr that I'd like to sell that has a month to month tenant in place paying $1300. I would view this as the ideal situation, as a month to month does not commit anyone long term, but I manage myself.

I just found a guy to do it for $1.10/sq ft, but expect to pay around $1.50.
