IMO, you should be getting 1 or 2 more quotes to compare. The work and materials appear standard for flat roof, but only more estimates will tell you if price is good or not.

Yes....could be better, but it does offer a window into who is trashing who in the neighnorhood! :-) If you care about petty squabbles or who lost their dog, it's great!

Yes it does.....I used it for the first time a few months ago and I was gettig inquiries from websites I'd never heard of!

Google SketchUp is free and is awesome (but a bit of a learning curve).

With $1575 rent amount, I think you are making a mistake by putting on Craigslist. Market on Zillow and Turbotenant and get a better tenant pool. Let them pay the application fee directly online and get a decent credit report/background check with no effort on your part.

First of all, thank you to everyone who responded.  Boy, has this been a learning experience! I went down nearly every road suggested, but ultimately, I found that it is very difficult to find insurance carriers that will cover our project in this particular area. Too much risk of hurricanes or high winds, so nobody seems to want to touch it.  I did find a local agent, however, that was quite helpful and suggested alternative options, and one that looks like a good solution.  Not ideal, but none of the normal avenues were ideal either, and most of them wanted stupid money for poor coverage.  Lessons learned here.....thanks again BP'ers!

If you really believe they will purchase the property.....a long shot at best I'm betting, then have a real estate attorney draw up a lease/purchase agreement stipulating things in writing up front. If they don't have any money now, what makes you think they will on 6 months time? Danger, Danger, Will Robinson!

We rented out a room on Airbnb for about a year.  My wife hated it because she didn't feel comfortable going downstairs for coffee in the morning without being totally dressed and ready for her day.  Having said that, she didn't fight me on it because I did everything to maintain the situation and it brought in a few bucks and gave me something to do.  Ended up she won in the end, because the city closed us down due to not allowing short term rentals. Still wondering how they found out....hmmmm. :-)

The standard for kitchen design is 20/20, but very expensive.  My wife uses Google Sketchup.  Free and pretty good stuff for the price!
