We provide it for our SFR properties. Lots of buggies in FL! About $80 per quarterly visit per house is worth it to me and tenants appreciate it.

Going to make a few comments. Free advice.....worth just what you pay for it! π
First of all, you can't use Zillow as an accurate measuring stick for a property. If you have a relationship with a good realtor (perhaps the one that sold you the house?), ask them to do a comparative market analysis (CMA) to determine actual value for your neighborhood.
I would not spend the money on an appraisal just yet....
An appraisal will not increase your taxes. You would be the only one that would see the results, not the county appraiser's office.....no relationship to an appraiser you would hire.
If you just bought the home, I doubt seriously if a bank would approve a HELOC right away.

We have 3 timeshares that we rarely use. 2 of them are in the same resort in Myrtle Beach. The past couple of years I have turned them over to the resort, who has rented them without a problem. They take 30%. Years ago, before the internet became such a widely used tool, I would auction them on eBay, but that market is so flooded now, it's not worth the effort. I would speak with your resort....chances are they have a program that can help you out if you're willing to pay their cut.

We have changed all of our rental policies to GEICO and they issue policies from Security First. We are in the Jacksonville area.

You haven't mentioned what sort of rent you can command, and what the difference would be if you had a garage vs a carport. To me, that is how to assess the investment/return.

The Jacksonville beaches area (Atlantic Beach, Neptune Beach, Jax Beach) are all wonderful and popular areas, without the crowds and craziness of most touristy areas. Check them out on Google maps and consider. My wife is licensed here and would be more than happy to feed you info in form of listings to get you familiar with the current market if you'd like. We use Smartmovr as well. In fact, we ask prospective tenants to go directlu to that site after we get their email and that way theyay for the service direct to Smartmovee. We don't make anything, but it is easy and effective. Have used it probably 5 or 6 times now with good results.

I admit I am a bit biased, but Jacksonville, FL area would be high on my list, but finding a duplex in that price range might be a challenge. Are you willing to do some work on it?
