I believe the plywood suggestion was intended as a suggestion to use wood as protection, vice boarding up your windows! :-) This is a perfectly acceptable solution. You buy anchors to put around your windows and have plywood cut to size for each window and when a storm is coming, you attach via the fasteners that are pre-located. This is what I elected to do, and the inspectors are fine with it.
Your new house looks like a great find! I get the nostalgia for your "other home". We discussed this once long ago. I was there for 17 years total until retiring back here 3 years ago. I miss it terribly too! Will be going back for a visit in Sept. Hubby make Chief?

Paul, I don't like to require people to pay money if I don't intend to rent to them. Is the preliminary screening report free or do they have to pay a fee to fill that out?

We typically advertise the unit through Turbotenant and when someone expresses interest, we arrange to show the unit.....1st impressions tell a lot. If they pass muster there, we give them a paper application to collect references, and check what that looks like. If they pass the second level, we provide a link via Turbotenant for background and credit checks and go from there.

You hAve a solid foundation, don't mess it up by getting involved in the flip game. Too much risk and you don't need the stress. Keep doing what you are doing....the market is past the easy money stage. Wait for the next downturn and buy some quality rentals that have positive cashflow. Good luck!

Try Window World....I just went through this at a beach side flip in Ormond Beach. We eleedtd to not get hurricane rated windows, but instead provide window coverings. Yes, the difference is huge!

I think you need a new company. My company told me that get!an roaches will never go away with one visit. Eggs will hatch and they need to come back minimum one more time in 2 weeks to get the new ones and they never charge me for returning. And I have NEVER paid anything close to $600!!

Mike, I agree with your assessment totally. Warren Buffett always sells when everyone else is buying and vice versa. Jacksonville has attracted too many investors, and deals are very rare these days. Store the cash for the next downturn, or find a better market. They are out there!

Agree with gentleman above. Home Depot will rent you one for 4 hrs for less than $100, but rent the wet saw!! Dry cutting makes a huge dust mess!
