This happens for a couple of reasons. First and foremost, your debt to income ratio becomes less and less favorable each time you take on additional debt. Second, just the process of obtaining credit (number of credit checks, for example) alone negatively impacts the score, as does the increasing number of actual credit accounts. The best and surefire way to counteract this is to increase your income....

@Thomas Blaine $700 sounds like a huge water bill unless she is watering a large lawn, etc - have you checked whether there is a leaking pipe somewhere? Or is this accumulated over many months?

I'm interested in hearing about this topic too. I don;t see anything illegal with providing shared storage space, but I'd like to know what types of experiences people have had with the approach. In my case, I'm working on a duplex with very limited storage space, but I have a storage shed that I could make available - question is: to whom? both? First come, first served, etc. Obviously, there is the potential that everything goes well with sharing, until one tenant accuses the other of stealing or damaging something, and then you have a problem on your hands.

Unless you are specifically looking for turnkey properties (and plan on paying accordingly), you shouldn't get too hung up on the cosmetics. What matters is the value of the property, how much it will cost to bring it up to full potential, and the price you can get it for. Honestly, if a spider web in a window creeps you out, you are in for a lot of sleepless nights in REI :-)

Also, as Joel points out, the local market determines what you can expect in a $100k property. In some places a $100k will get you a shack, and in other places it can buy you a brand-new 2000sft house.

@Rick L. This may be a long shot, but in our city you can actually apply for a waiver for elderly and disabled folks and the city will come and fetch the trash can for you (we used to have backyard pickup for everyone until a few years ago and this compromise is how they accommodated the many complaints when they finally took away that service). Not sure if this would work for a quad, but it might. Worth a shot.

If not, I agree with others - see if you can split the extra turn with the others or, since you live on-site, bite the bullet and take over her turn.

I'll add that I have made a couple of investments with RM and the process is quite straightforward and can all be done electronically.
