Not a lawyer, but my intuition says that the contract is going to be valid unless you have some other written acknowledgement of the media package. You might be able to deny them access to the media system, but I would contact an actual lawyer before doing that.

Lease options have to have something extra in it for you as the owner to make it worth your time tying up the property for a year and potentially forcing you to forego future appreciation when they execute the option. I would insist on either higher than market rent, a non refundable option fee, or a higher than current market price for the purchase option. Otherwise, you are better to just rent for a year normally, see where the market is and make a decision on sale at that time.

I use RTA plywood cabinets in our flips. 2-3k for a small kitchen, and they look and feel high end. Our supplier assembled them for us and drivers to the site ready to install. You can find an installer for under 1k.

From your description I read 2 things: it doesn’t cash flow, and may be running a loss. And it’s not appreciating. All you are getting is some tax advantages. I would personally pass on this structure and use my cash and leverage for more lucrative properties . Maybe it would be a better flip?

NURIEA is a good group that focuses on Ogden. I would network and try to partner with someone on a small deal. The checks might convince your significant other to get on board with investing.
