Hi Kesiya, I have a contact at HUB Insurance I just purchased construction insurance from, but it's for a residential property. It is good you are buying construction insurance as I spoke with the broker at length, and he talked about various risks investors have run into, and one even went bankrupt as they weren't insured appropriately!

I believe they do commercial too, so I will PM you his information as I'm not sure if I'm supposed to share contact info publicly.

Hi @Joel Arndt and @Frankie Woods, let me ponder it a bit - I relied heavily on @Ming Lim and the Volition Properties team as I was a condo owner and total noob.

They have my numbers in a mini case study that maybe we can tidy up and share - as Ming said, there are only certain neighbourhoods where this makes sense. Maybe he can do the heavy lifting on this one haha since I just came back from vacation.

@Steven Michael Thomas I did a BRRR with a triplex in Toronto, cosmetic reno which I lived through in one of the units, then moved out of after.
