@Dinesh T.google epa reg and make your own decision. In short if theres a problem epa will go after all property owners. From what I understand they will go after owners of llc/corp, ect it really doesn't matter. I did a contaminated property through a non-profit and it worked well for us but not sure I would again after all I learned through that process.

@Logan Allecwhile I am normally against debt, you can leverage the 50k in the IRA to buy properties, take that cash flow and keep repeating. It has to be a non-recourse loan, as in you can not guarantee it. No legal or accounting advice.

@Connor Williamsrehab cost seem light carpet and paint wont be able to be the box store special in this price range just saying. Seeing as you are from Delray Beach you should google Frank Mckinney. People do make money on these and WAY larger homes. Only you can deiced if it is worth the risk.

@Blake Elderdepending what you need them to do you may want to hire a VA just a thought. I usually hire a administrative person and pay well (12-15 hr once I can give them about 15-20 hrs week) I have found plenty of stay at home moms love it and seems if I train them it works well and they do it the way I want done. I know others use VA and love it cause its cheaper.

@Steve RozenbergIt sounds like you could fall into a situation where your "sub" gets classified an employee if they get hurt, hope you have workers comp!!  You best have insurance info and contracts in place.
