@Benjamin Cowlesjump across the street and what are the comps? Looks like one is at 150k does it have a pool? You also didn't mention what the house needs in terms of repairs.

@Drew Wiardno memberships, no selling just networking, that's my plan, so come eat and network is kinda my thought. 

so I am hearing weekend, does Sunday afternoon's or evenings work, or would everyone like Sat, I personally dont schedule much on Sundays but that leaves Sundays open and want to get everyone's take here thanks for all the responses.

2016 is almost here, I am wanting to start a meetup group for us BP Folks in Fort Wayne, Indiana. I was looking to do a breakfast/lunch/dinner whatever works out type thing. I am wanting some input as to what would work as far as times and places from some different people.PM me or post here and lets start networking! @Ben Leybovich

@Rod Desinordthere are those who love to know there rent is coming and those who HATE a tenant who pays for nothing in life and feels entitled to everything. There are good and bad experiences to anything in life, this not being different, but having politics to it as well.

@Kevin Izquierdoif you go to sell everyone will factor that in, and then it may not sell if you are overpriced. Always leave exits for yourself.

@Osvaldo Valdesif it fits for your plan then its not bad, but just saying they are hard to sell. That said I have a friend who just bought one, cheap and gets great rent so hes happy.

@Carolina P.just saying if you want him gone you might want to waive that, it could be cheaper than having an eviction or worth the peace of mind he is gone. I have paid people to move, and so have many BP members.
