@Raed Quaderas in most things with RE it is something that can be done. I have done quite a few and percentage wise my best deals ever. But dollars wise its isn't the best, and what I do takes time and patience but 200% annualized returns are normal.

@Mary lou L.first 25k seems very low, as a contractor who does flips, I dont think I would pt that budget for us doing it, (IE no profit). First the truss towards the end looks charred and may need replaced. You will need a structural engineer to sign off on. Secondly around here one would have to bring ALL plumbing and electrical up to modern code, regardless of if it was damaged. Just my thoughts, but plan for 40-50k budget to be safe. I have done a few fire flips now.

@Huy N.not only can they, you should expect it. We don't turn a claim in for anything under 10k as I figure we will pay for it in increased premiums anyways.

@Huthaifa AfanahI track everything by unit, you should look at rent manager and see what they do, I prefer it, but still need quickbooks for everything else.

@Mitchell BensonI have always found a known deal where I make money now is one I can deal with, you can reinvest your money into something else for cashflow, just MHO.

@Stephen Rochebuy on the fringes and make your numbers so you can cash flow well, then if it appreciates you will do well, once things are buzzing its a little late. Go a few blocks out to "those" areas that in 5 years will be good, thats what I try to do.

@Account ClosedI agree with people saying if they see gun they think they are in wrong part of town. Depending what part of town I will be in I will choose one of several options for that day, but I always have one within reach, whether out with the family or doing business. I also practice frequently at the range.

@Account ClosedI have a concealed weapons permit. Having it on your hip presents a new set of issues. I carry and people never know so they don't have to worry about being uncomfortable. I think most people who have studied this will agree carrying a gun brings a set of responsibility. You better practice and be prepared to use it or why have it. Just MHO.
