Interesting article, I am not going to discuss my opinions, but will say fighting the US Govt is generally a losing proposition especially if you don't have enough money to close on the deal in the first place.

@Woytek Niemiec I have found rather than the FOIA, I am much more successful when I go in person and plan on spending the day bouncing around till I find the right person and kindly and nicely talk to them, sometimes have a video of some of our before and after on my phone show them what we do, and have references from other city employees or neighboring towns (letters of appreciation from Neighborhood code works wonders). Kill them with kindness, and when u get a deal, make sure to bring them office snacks, make sure they remember you in a good way!

@Christian Lincoln have you asked her about extending it out, maybe she is ok with the 8% Just my first thought. You may write a longer note if so i would put a right of first refusal in there in case she or her heirs ever try to sell you get to buy at a discount

@Chance Cooper if the larger truck will be need to maintain then it may be a good idea. If you are going to be doing rehabs go for the larger truck it will be needed. just my .02 no legal or accounting advice

@Lorin K. it would depend on the rest of the contract, is the Ernest money sole liquidated damages?  If they don't preform you could be held to the contract, I have heard that, which is why I make my Ernest sole liquidated damages.  I also rarely assign anymore, because I don't want someone damaging our reputation by not preforming. Just my .02

@David Cowan do you know why it is owned by the city? Back taxes, code issues, ect. There could be a number of departments, however I would find out if you have a land bank and start there. Let me know is I can help.

@Nathan A. Johnson its not the landlords money its is the tenants being held by the landlord on their behalf. You should get if from closing, I make sure it comes in the form of a check from closing, vs me sending less money and then transferring money.
