@Dakota Hicksjust my .02 save it, a big storm comes through you may have 5-10 deductibles at 2-5k a piece that's a killer. Repairs don't happen every month but the all seem to break in the same month.

@Adam BeckstetdtYes we can paint your next house purple and yellow, lol. The roof was there when we bought it, but I frequently use the metal roofs, not alot more money less problems.

@Drew Wiardlet me know anytime u want to tackle one of these, I can walk you through it isnt that bad, low entry price point, nice house when done, about the same as you may otherwise spend, but less maintenance as it all gets done in the rehab.

Before and After Photos. We sell to other investors, so while it needs painted, it has been sold as -is with the investor completing the paint when it warms up. We completed a tremendous rehab of this property that had no gas service since 1995. Most the windows were replace, both bathrooms redone, kitchen cleaned up, plumbing and gas service taken care of, garage redone, front door replaced, and ect. Basically anything that can go wrong in a house that had been empty for 20 years, lol.

@Alan K Aumandepending what the garage cost to fix, and how big, one can rent that for $50-$150 a month, just a thought. I have learned to replace plumbing with pex on the onset way cheaper to do it as a planned project, versus and emergency one and then all the cleanup and water damage just my .02. Best of luck.

I think @Gabriel Meerzois doing a cashflow game. We have had good networking, so not sure about adding the game I will ask everyone next month.

@Donna D.I agree with David and Jay both. I would be happy to network with you, to JV on a 50k deal there isn't alot of profit so splitting it may not be good use of an experienced persons time. PM me and I could setup a time for a call and go into some details about what to look for/ stay away from.
