@Derrick Ironsyes it can be done but its usually requires lots of work. I bought a fire gutted house for 2k today, but then it needs tons of work.

@Sam IvaziI check title, otherwise bought as-is. My contract will win over yours all day, having a contracting background helps though. Just closed on a fire gutted house today. 

However foundation and roof are your major items to look at. furnace you want to be 15 yrs or newer, I just replace and have new now, less hassles.

@Chase Londonhouse hacking is a term you should search and yes people do it all the time, as long as you are ok living in those areas, as they tend to be rough.

Everyone I was pleased with last month turn out and would like to try this again. I have changed a few things I hope for the better. Feb 21, 2016 at 4PM. I have moved this to Fortune Buffet 5507 Coldwater Rd, Fort Wayne, IN 46825  I have worked hard on this so it is better than last time. YOU DO NOT HAVE TO PURCHASE THE BUFFET, if you don't wish too, however since we are taking their space I promised everyone would buy a drink. Whoever comes from the furthest gets dinner on me. BTW No memberships, no selling, no gurus just networking, no fees to get in (other than food or drinks).  Please RSVP through here or PM me. Also if something works better than Sundays let me know, I am thinking of doing a lunch on during the week also, so let me know times that work and I can work on organizing. Thanks for the turn out, feedback and support in this endeavor.

Shout Out to all my local colleagues, however this is open to anyone. Sorry if I forget anyone.

@Mike Floracan she deed it to herself and then sell? I have done deals that way before. I use trust for each property, one time they forget to put my name as trustee in at assessors office so check would had to been made to trust,  so title company let me deed it too myself and then sell it that way.

@Evan Millermost though people wont sell, but on the same token prob no one else is marketing to them, so i think it would be worth a small sampling. I never tried that route so let me know how it works.
