@Chukwudi Motanya next time get an estoppel signed by the owner and the tenant. Just MHO I would agree to refund the money if they agree to drop the case.

@Jen H. grab the model and serial number and go to the local appliance store. If you are handy it is usually about 1/2 hr and two wires.

@Jen H. most likely the fan in the back is out. There is usually a fan that blows the air down into the fridge. You will have to unplug and thaw it out it get to it as its prob frozen in place.

@Degmo Bedada rates will be going up. How much cash could you generate elsewhere with 140k, or could you do a flip? What are your goals? Its hard to answer a question without knowing ones goals.

why dont you take a deed from the seller, give him a couple hundred dollars and pay the back taxes.most exemptions dont do anything for taxes already accrued. no legal or tax advice. You may want a title report or title insurance as well.

Guys I have a North End 2% Rule Deal, Ok the down fall is its a 2 bed. But this is north of state street. I have a few too many deals going to hang on to this. House is in good shape, I had new carpet and paint done last week. Still a few touches to do (which will be done for this price) or buy as is for a little cheaper. Full disclosure I am a licensed real estate broker in the state of Indiana and hold a vested interest in this property. Make me an offer with a fast closing!

@Daniel Han if you invest out of your area have a good contact or property manager in that area. Much of the Midwest can be profitable if you have a team on the ground that you can trust.
