@Jermaine Riggs If you choose to wait two years before doing an investment, you can still network, connect with other investors, offer to help/work for them in their business so you can learn. By the time the two years are up, you will be in a much better position to invest.

@LaToya Samuels welcome to BP! I enjoy the same things you do here: the podcasts, the forums, etc.

One thing that might help you is attending some local Real Estate meetings which you can find on the events tab above, or on Meetup.com.

These meetings are a great place to meet others investing near you, make connections with them, and learn what they are doing so that you don't have to reinvent the wheel.

@Shane Woodman: Welcome to BP! 

You ask a good question, and I think that being a few months away from having enough capital to do a deal can give you enough time to research and learn about the market you'd like to invest in.

Be sure to attend local Real Estate meetings near you. You can find them on the events page on BP or on meetup.com.

These meetings are great places to introduce yourself to others and ask them the questions you have about the market if they have experience there.

One other thing: I am pretty new here myself, but I have listened to between 30 and 40 podcasts already and have learned a  lot from them. I also find them very entertaining to listen to as I do my housework.

@Ray Li- As others have mentioned you, a syndicator would be likely to help you learn/ educate you about the details of a deal you invest in.

Also, emerging markets can be difficult to quantify until they have already 'emerged' and prices are high. I believe one podcast guest mentioned he looks for 1 out of 5 houses that are in good shape as a marker that the market is turning around.

@Eunique Gill welcome to BP!

I have a few suggestions that I have done to learn as much as possible here on BP:
  • Listen to the podcasts when you are driving/ relaxing on the couch, etc. I have learned a ton from them, including which niche I am most interested in.
  • Be active in the forums: you both learn and have opportunities to build connections with others. If you see a post of a local investor that seems to know a lot, you can reach out to them privately.
  • update your profile so that people looking at it can see what you are seeking.

@Courtney Johnson- if you can find a local investor at a meeting and ask them to review the numbers, you know they have enough information about the local market to tell you which numbers are too low/ too high. Have you been able to attend any meetings yet?

@LaVonna Shannon Speaking to an attorney sounds like a great first step, as @Brian Schmelzlen said.

Also, you might want to find out why this property is on the market for a whole year, besides for being overpriced you might want to know if there is a reason they have not been able to sell up until now.

Also, is this your first deal? Be sure you have all the information you need before moving ahead on such a large deal if you've never done it before...
