When yourself and other members talk about IRRs of 43% and 50%, I am making the assumption that this is over the life of the project (i.e 5 years) or should I assume this is per annum which would be pretty incredible?

Every time I see these scenarios, prices, cap rates, and deals that seem to be available in the U.S, it makes me want to move down there! Need to find some of those here in Canada.

Thanks for the kind words.

I agree 100%, and am already close to finalizing a first venture with a few equity partners for a total of roughly 500K to be used as a down payment for a larger purchase.

At this point, I am still able to fund a big proportion of my deals, bit I NEED to figure out how to leverage OPM more effectively to continue advancing as all of my capital gets tied up. If I can learn this part of this business, 100 units should come much quicker as mentioned.

I've taken a look at your website @David Thompson and I'm extremely interested in the syndication, and private equity side of this business. I've read "Investing in Real Estate Private Equity: An Insider's Guide to Real Estate Partnerships, Funds, Joint Ventures & Crowdfunding" by Sean Cook, but I would love to pick your brain over a quick call if you would entertain it! Any solid books you can recommend as well on this topic would be greatly appreciated.

Hi Guys,

I've been lurking for a little while and decided to join and introduce myself as there is definitely a wealth of knowledge here that I can learn from and would also be happy to help others along the way.

I've been a multi family investor over the last few years with 10 units currently owned and another few under management. I've done management for property owners that have 100+ units, personally rented over 100 apartments in the last few years, put together financing for myself as well as others, and had created software to analyse the back end of our local MLS system to find deals based on cap rates, expense ratios, etc.

A little about myself; I'm a finance major with a passion for real estate and tech. I got a broker's license at the age of 18, became licensed and founded brokerages in multiple  other provinces, and lived in a few different countries for brief stints. I'm an alumni from a top tier start up accelerator and I currently take care of new market launches for a tech start up that is also focused on real estate and has raised a considerable amount of money.

My goal is to acquire 100+ units over the next 10 years and my focus as well as area that I am most knowledgeable in is multi family.

Seems like a great community here and looking forward to getting to know many of you.
