Definitely do not sign multiple contracts. As to whether the contractor will sign yours, that dynamic varies from deal to deal. The objective is to use a contract that fits the situation and is fair to both sides. Good luck.

We have tried several times and have yet to get anywhere dealing directly with the lenders (even the ones we know personally). Protocol is that they refer you to the listing agent. Good luck.

Unless you had your seller make a specific representation about the condition of the plumbing in your purchase documents, you are probably stuck with the tab. Good luck.

Correct. If you can do serial refinancings, you will be fine. If not, you owe the entire balance at the end of five years. That's what took down a lot of investors in 2009 - 2012.
