We are for real. We always require the borrower to be invested in the property. Human nature dictates that folks are more likely to do the right thing if they have something tangible at stake.

Clear title is a given. Inspection contingency is always the most important one to us. Depending on where it is located, you may want a contingency for proper use under applicable zoning regulations.
