If you can't afford a lawyer, you probably do not need to be putting houses under contract. Better approach would be to save your money until you can do it right. Good luck.

You do your due diligence, decide on your top bid, and don't go over it. Hard as it is sometimes, that's the only way not to get bitten. Every so often, you will get lucky. Good luck.

Hoover is expensive.  Pelham is good, as are Vestavia and Trussville.  Good luck.

I'd get a couple of quotes from local insurance agencies. It varies from place to place, but I cannot help but think that what you have budgeted is too low.
