It gets complicated with both family and a recently-concluded bankruptcy in the mix. Your CPA can advise you on the best structure and your lawyer can paper it for you. Good luck.

She can sell you the house, but reserve a life estate. When she passes, the property is yours without the need to go through probate. Good luck.

Assuming the FMV of the property will support the deal, I would give it some consideration at $100K, but not at $120K. Good luck.

Take a spin through your mortgage. Unfortunately, I suspect you will find that the lender can do pretty much whatever it wants. You may need legal advice. Good luck.

Same here. Industrial and office, but not multifamily.
Commercial lenders at big banks are under increasing pressure to sell "add ons," such as insurance. That might be a clue as to why everyone wants you to have insurance. Good luck.
