Hey Chris, I can highly recommend Tristan from D.S. Burkholder Electric. I worked with him on a rehab and also on my own small home projects. They work in Philly and do very professional work. Not the cheapest, but worth it I think. I can't give you the number here, but I will send it privately.

Welcome to BP @James Hendricks. Are you looking for projects in the city or outside the city? What type of projects are you looking for? SFR, MFH? Have you considered getting your General Contractors license too? Could be a good thing that makes you a stronger partner.

It is so encouraging to read your BRRRR success story! I love the 30 year finance with the LLC. I need to figure that out! may I ask how you determine your ARV? Do you have MLS access or another method? I struggle in my market of Philadelphia to find reliable comps. Recent sales in my farm area haven't been fully renovated like my first BRRRR.

I am just finishing the refi on my first BRRRR in Philadelphia. I used a HELOC but I'm excited to try using a Hard Money Lender now that I read your post. I don't typically hear of that many people using HML on buy and holds, usually only flips. It sounds like a quick turnaround and good scheduling made it possible for you. Any other tips you have using hard money for BRRRR deals?
