Hi Fellow investors, I have removed contingencies from the primary home i am planning to buy. But with the current trends in market and banking sector under distress I am seriously thinking of canceling my contract.
What would me my exposure to losses here ? I have given 3% earnest deposit.

Hi Fellow investors, Could I 1031 my apartment building with a land that i will be constructing on ?
Land will be cheaper than my apartment building however when i build on it will be much more expensive to build a new set of apartments and eventually valuation with be higher. Thanks !

I am purchasing a new home and one of the items during settlement is home warranty. Is this something you recommend that I take ? I am not sure how is this different from home insurance that I will take anyways.

thanks @James Mc Ree for suggestions, I was thinking of treating my handyman as 1099 employee and take a worker's comp insurance. What do you think about that option ?

Hi there, I have a multi-family property and one of the tenant ready to do a handyman work for me at the property. What sort of insurance I need or he needs to work for me on repair jobs at property?

Have you seen rise in insurance premiums ? My insurance company raised $4k in premium this year for no reason in Fresno area. Any good insurance agents / brokers you can recommend ?
