i have a 5 unit investment property. I need to live in a good school district and need to move, however I do not want to sell my primary home. hence looking for option how can I move. questions:
#1 can i 1031 exchange 5 unit into a single family residence ?
#2 is it possible that I rent exchange SFR from my LLC either on my or my wife's name and live there as a tenant for few years before making it my primary residence. - not sure if this is an option
#3 is there any other way i can 1031 into SFR for primary residence use.

Hi Fellows, what are the laws that govern if ESA animals can start for free with tenants ? it is easy or hard to categories the animal as a ESA ?

@Nathan Gesnermarket rent for my units is $950. currently resident manager's unit rent is $775 and she is on Section 8. Her compensation today:
1. She does not pay $575, portion of her rent in section 8
2. I pay her 40 hours per month at minimum wage as a resident manager.

Hello Fellows,
I have a resident manager who is on Section 8 in my 27 unit apartments. My property management company says that they cannot a credit logging since she is on Housing. I end up paying her 40 hours per month and free lodging. I only get $200 from HUD that is the part HUD pays.
Anyone has handled Section 8 resident manager compensation structure better than this setup?

@Joshua Adlam - it is a law in California that I need to have a resident manager for property with 16+ units.
@Nathan Gesner / @Filipe Pereira - thanks for sharing some ideas. I will try to add these things in her employment contract.

Hi Fellows,
I have a 27 unit apartment complex. I inherited resident manager and she does not much but I still have to keep her on property manager’s payroll that I had to pay anyways.
I wanted to ask what sort of duties an on-site manager does for you ?
My property manager says resident manage cannot perform repairs on property, is there any sure regulation / law around it ?
