@Ian Tudor Thanks for your comments Ian. I'm very familiar with Grant Cardone and Tai Lopez, but what they have isn't really what I'm going for. Granted they have phenomenal systems in place and a very large following, however, I'm more of a one on one type of guy. Granted this will not allow me to scale to very high numbers, but for me that was never the point. I got my start with a mentor and if it wasn't for him I wouldn't have achieved nearly what I have up to this point. I was good friends with him until he passed and I want a similar relationship with those that I mentor for flipping.
Selling content is okay, but most content can be found for free. I'm not selling some magical secrets for RE Investing, but rather the hand holding that sometimes needs to take place in order for some people to get over the hurdle. The same hand holding I needed 14 years ago. Therefore, I want to work with a very limited number of motivated people for a year (no more then 10 people). Doing this I may not become a multimillionaire from "education," but I'm pretty confident I'll create business partners and friends for life.

Hi Manny,
1. Wholesale and Flipping and what both of those topics encompasses.
2. The Guarantee...that's the tricky part. For Flipping I would like to guarantee that at least their first flip will be complete by the end of the 12 months. As for wholesaling, it's strictly a numbers game where I require at least $500 a month to direct mail marketing.
3. I'm primarily focused on people that have been reading or listening to podcasts for awhile, but have yet to really do anything.
4. I am open to this structure to a certain extent as I'm very confident in my ability.
LOL...I actually know Jason very well and just met with him last week. I will talk to him about the 2 separate deals guarantee.
With that said...I'm in line with you on Fix n' Flip pricing. Thank you for your feedback I greatly appreciate it.

Wow...I didn't think this topic would get so much attention, but I'm glad it is.
Sam - I mentor in Wholesaling and Flipping and everything those subject areas entail. Locally for wholesaling I charge $3500 and then deal splits for 6 months. I cover everything from city selection, which lists to use, building a quality buyers list quickly, my acquisition guy will go to the property with you to negotiate with sellers so you can see how it's done, clients get access to my buyers list on any property they get locked up from their mail campaign (because if they don't move it neither of us get paid). For Flipping I charge $20,000 to work with them for an entire year on everything Flipping (way too long to list here). I'm mentoring those that are tired of just reading books and listening to podcasts (which are great resources but there comes a time when you actually need to do something).

I'm sorry to hear about your situation. I actually hear this type of situation occurring very often where you have a property but are unable to move it. "But how can I sell a property that everyone has seen..."
This statement leads me to believe that your list of buyers isn't big enough and even if your buyers list is big...it's not big enough. My suggestion would be to quickly increase your buyers list which there are several ways to do so. 1.) Post Signs on Craigslist and physical signs throughout the local market. 2.) Contact RE agents to find out if they might have investors/buyers who would be interested in the property. 3.) Attend every REIA and Meet-Up group within a 50 mile radius

Can you be more specific to what you are trying to accomplish within Real Estate? Do you want to Wholesale, Flip, or Buy and Hold? Are you interested in single family, small multi-family or large multi-family?
