Package 1: Consultation
The Consultation package includes 5 hours of 1:1 time. This time can be completed during one session or split into multiple sessions as desired.
Price: $1,000
Package 2: One to One - In State Package-New Jersey
Option 1: Pay in Full-Discounted Rate
Normal Price $20,000 Discounted Price $16,000...a savings of $4,000!
This package includes one full business day of 1:1 time (8 hours) each month, for 12 months. During this time Gary will assist you in the areas listed on the About Page.
Option 2: Flippers Discount!
Pay Only $10,000 up front. Then pay 50% of the profit of first flip during mentorship. This is a great deal as you can have more cash on hand as you prepare to flip!
This package includes one full business day of 1:1 time (8 hours) each month, for 12 months. During this time Gary will assist you in the areas listed on the About Page.
Package 3: One to One - Out of State

1.) Access to a successful flipper / wholesaler / large multifamily buy and hold investor
2.) This access is through actual visits to where you are located anywhere in the Continental US. One full 8 hour day a month if you are anywhere in New Jersey or Southern part of New York State plus, phone, email, and Skype. If you are Out of State then my visits would be two trips to you during the year with each trip being 3 full days each…just with you (and your partner if you have one). For those same out of state clients when I’m not present at your location we would have a scheduled 1 hour conference call monthly, plus you have access to my email and cell phone to write or call with questions.
3.) Assist you in finding potential flip deals using your area wholesalers, online auctions, realtors, driving for dollars, direct mail, etc.
4.) Assist you in finding hard money and/or JV partners.
5.) Assist in evaluating ARV
6.) Assist in evaluating licensed contractors
7.) Assist in evaluating repair costs
8.) Analyzing deals/properties
9.) How to fund your real estate deals
10.) Lead generating
11.) Cash flow basics/Cash on Cash Return
12.) Business planning: Joint Ventures, Structuring Business etc
13.) How to negotiate with buyers and sellers
14.) We will create a Game Plan: 12 Months/24 Months
15.) Being here all along to answer your questions for an entire year…in order for you to get over that hurdle of that first deal.
16.) I normally charge $25,000 for out of state clients, but if you are in or around New Jersey you get the NJ price of $20,000. (Other terms available, please review price section)
***If you bring in a friend that pays the normal rate....your rate is cut in half so your total would only be $10,000 for the entire year.
***Your first deal is always the toughest (at least for me it was), so doesn’t it make sense to have someone on your side? I TAKE NO MORE THAN 10 CLIENTS ON DURING THE YEAR....NOT A SINGLE CLIENT OVER 10 SO YOU GET THE ATTENTION YOU DESERVE!!!

Hi Nathan,
I hope it all works out for you! As for a deal/percentage I've seen everything from 50%/50% to 75%/25% splits. These splits are usually based on your experience level and how firmly the investor believes in your ability to deliver.
