Yes, I have used a hard money lender and never had to pay a fee upfront whether or not I get the loan.  They tend to all charge the same amount of fees and rates based upon experience.  I have found one that I plan on sticking with as they have taken care of me as an investor.  Alpha Funding Solutions is the company I use and I've never had any issues with them, I just cannot remember if they loan in Maryland.  Also, I concur with @Kyle Gray.  If you need anything please don't hesitate to reach out.

If you're looking to be mentored there are several options depending on what you're trying to do (wholesale, fix N flip, buy and hold, etc).  If you do a little research and out yourself out there I'm sure an arrangement can be made with a mentor that will push you over the hill and not cost you an arm and a leg.
