Hello @Chris Rusoff

Firstly, the best deals your realtor doesn't even know about and they disappear even quicker then the ones he/she shows you.  I'm actually looking at one this week that isn't on the market (as most good deals are).  I look at the properties with my contractor just to have an extra set of eyes to not miss anything even though I've done several.  If you want some assistance reach out to me to discuss further if you would like.

Hello @Dennis Huergo

I understand your dilemma!  You really have two choices: 1st Be patient and continue to search for the property that works for you as eventually you will find it.  2nd Expand your search to go beyond where you are currently looking in order to find a property that matches yours and your wife's requirements that gets you to break even.  The problem with New Jersey, well there are a few, but mainly prices are high, taxes are high, and expenses are high which makes it more difficult to find something that works for you.  What methods are you currently using to find the property you desire?
