@Joe S. Why is it hard to Refi? After a short holding period there are lenders in this area that do 15 year investor loans with NO closing cost... if you payoff within first 3 years you need to repay closing costs. Rates are competitive too...5% or less

@Ashley Vellon I have a truck load of clients who do very well in Binghamton. Most have numerous units... it seems the more units the easier it is. Economies of scale rules the day in Binghamton. Also, the old adage... you make your money when you buy. Cut a super deal when you buy and the issue with taxes, etc... will be mitigated.
