Hi Chris:

I have been closing real estate deals (as a Binghamton attorney) for 27 years. There are definitely realtors who specialize more in student rentals. Some have "pocket" listings not on MLS and are only available if you know them. Contact me anytime.

You should come to the local Binghamton REI meetings. Brothers 2 in Endwell.... next meeting is January 28th... meeting starts @7:00 p.m. But you can come earlier for dinner if you want. 4th Tue of every month... all types of investors, speakers and stories to tell... people from as far as Elmira and Ithaca come too.

A good bunch to learn from.

As a local real estate attorney for 27 years I can tell you that the key for student housing like for most/all real estate is location.  If you want to capitalize on student rentals stay south of North Street in Binghamton.  There is a sweet spot along Front, Seminary, Oak, Leroy streets.  There are also realtors who specialize in student housing and can also assist on management, if needed. Best of Luck!

that's Bingotown for ya.... Been closing deals there for 25 years...  There are some great student rental areas.... Seems the best way to go.  Good luck.

You can but your bargaining position is not as good as cash... Maybe have the seller choose between multiple ways.... Cash, conventional and owner financing... Of course the price offered and terms will vary with each.
