I think things will be very tight for you.... i suggest saving up some more before making a move.... sellers tend to be negotiable in the fall/winter in this area too.

Check out Chemung Canal Bank.... Lenora Phillips.... they have a 15 year fixed "no closing cost" loan for investors 1-4 family qualify. I just did one for 5%. The no closing costs is key... you need to keep the loan for 3 years... if you payoff in the first 3 years they recoup the closing costs.

Land in Windsor, NY is not what it once was. When the Natural Gas Boom was happening in PA people thought NY would follow suit... it has not and probably will not until a Republican is elected in NYS.

It is a NYS requirement not a Binghamton requirement. Cost should be round $1,500 or so but it depends on whether there are multiple members or a single member.... there are Dept. of State costs, publication costs as well as legal fees assisting clients through the process with the Articles of Organization, Operating Agreement, Federal ID #, Publication, etc....
