Has anyone done the 3 day note school class? Looking for feed back. Do they get you set up so you can buy notes right away?

Curious on the best letter to use for direct mail. I have received letters on properties I have owned and they look cheesy. Does that work?  I always have tossed them.

Does anyone have any experience in clearwater florida? Looking real hard at a 350 space park with a third of them being park owned homes. I have owned parks in NC years a go but never in Florida.  Not sure what the demand is for new spaces. Has about 30 empty spots.

• $1M-$35M acquisition price
• Purchase price at an 8.0% capitalization rate on existing NOI with upside potential
• Onsite office and/or clubhouse facilities
• Unit renovations or other capital improvements needed
• Unused or excess land available for additional development
• Properties currently underutilizing existing zoning
• Newer construction Class A properties with near-term debt maturity or currently in default

Can anybody recomend a good program or service that will allow you to search properties by type, equity, size, number of units, age etc...... I work in NC and FL

Is anybody on here currently developing mini storages? Curious to know if your still able to find locations? And can you build along side the Nationals?
