Looking for advice on war zones. I am looking at some low income apartment deals some are section 8. My questions:
1. Is it worth the return?
2. If you have on site management and separate yourself from the day to day does this work?
3. What size is ideal?
4. Can you do a value add and rehab the property?
5. Is there any issues with insurances?
6. What is the downside ?
7. What is the upside?
Any help is greatly appreciated as I am ready to pull the trigger but want to avoid any fatal mistakes.

I know blackstone is selling not sure where. ( I shouldnt of said a lot ) There is a lot of chatter that in some markets are ideal for them to sell because they have realized returns north 0f 40%.

I am new to BP but not new to REI. Where does everybody see the market going. I see a lot of these markets heated up. In fact a lot of the institutional investors are selling. Where are the opportunities going to be in the next 24 plus months???
I am looking for value add deals in central florida ( Melbourne to Tampa) I will be here for three weeks and plan to find at least one deal. I am a principal not a broker I can close the right deal quick. Looking for multi family, mini storage or mobile home parks 50 plus units. Will consider partnering with the right person.
