There is a Bart Station which will be operational early next year in Antioch. So the commute to SF will be much better then what is now.

You don't need RE license for investing but it sure helps if you have one. Your capital requirement will be based on size of the deals you want to get involved with 100K, 200K, 300K etc. Only you know how much capital you have to invest.

You can get a lot of education for FREE here on BP by just reading forums, blogs and listening to podcasts. Network with people in your local area whom you can find here on BP as well as attending your local real estate investing club.

I need some advise on a opportunity I received today. I have a very motivated seller who wants to sell her house as she is late on her mortgage payments ,owe HOA and back taxes. I am looking to flip this property as the numbers are there.

The option that I am most interested in is where we start making the mortgage payments on her behalf while we do the rehab work, sell the property and settle all the dues at the time of closing. She just want to get rid of the property. 

Need input as to how we can structure this deal.

On Redfin it shows the listing agent and the buyers agent once the house is sold.

The best place to start is your local Real Estate Club. Look up on meetup.com and see what groups are there. Also setup keyword alerts on BP for the area, this will give you an idea who is doing deals in your area and network with them through BP.

Look up Chris M. He is a loan officer from Oakland, CA, and contributes here on BP. I have not worked with him but his contribution has been very valuable and by his postings he sounds very knowledgeable.
