This property is being sold WHOLESALE! Look at the comps, there are distressed properties in the immediate area with less square footage selling for almost the same price! This house has great bones! This is a screaming deal for the flipper/investor! There are 2 properties only a house or two away that sold for $480k & $520k less than a month ago!!!

Hi Cameron! I'm a 1997 USAFA grad! A couple of things -- 1) as a freshman, you may not have the time to deal with investing. DEFINITELY not during BCT. JMHO. But 2) consider investing in vacant land. It is absolutely possible to invest 4K in vacant land. I'm happy to help. Congrats, btw! :)

Hi @Sulaiman Shah! I use DataTree to get my owner data. You can search by a total assessed value range, as well as different percentiles. If you like, I can email you a list of the searchable criteria. I'm always blown away by how specifically you can search with it!

Hi @Justin Blankenship ! Direct mail is the way to go. We send unsolicited, real cash offers to homeowners. We pull homeowner data from the County Assessor (I've used both RealQuest and Data Tree) for the type of properties in the areas we want and send ALL owners an offer -- not just tax delinquencies or absentee.
We scrub out the properties with a mortgage and spend a considerable time on pricing. We explain in our offer letter to sellers that we are serious, not agents/brokers, we pay cash, and are prepared to close in as soon as x days. We enclose a Purchase Agreement as well. Then we sit back and wait for the serious, motivated sellers to call us. It works!

Hello @Ebony J.! You can build your own lists to fit exactly the criteria your looking for through Data Tree or RealQuestPro (I personally prefer Data Tree). Really honing in on the the precise area and desired criteria. The data is extremely fresh and direct from county assessors -- with the added bonus that every download has the same excel data layout, so it makes mail merges really fast and easy. Just food for thought!
