Hi @Remberto Teos!  Here's what we do:

We pull County Assessor data of the type of properties in the areas we want and send ALL owners an offer.  I've used both RealQuest and Data Tree, and personally prefer Data Tree.

We scrub out the properties with a mortgage and spend a long time on pricing. We explain in our offer letter to sellers that we are serious, we are not agents/brokers, we pay cash, and are prepared to close in as soon as x days. We enclose a Purchase Agreement as well. Then we sit back and wait for the serious, motivated sellers to call us.  And it works!

Hi @Armando Payano!  May I ask - by specific asset class, do you mean a particular level of wealth?  Or something more like equity amount of percentage in their home?  The latter is absolutely doable -- not sure about the former other than looking by particular neighborhoods (which *is* doable).

Hello @Chris Ruoff 

1.  I prefer Dear Sir or Madam. 

2. We always have the LLC or Trust on the address to the recipients, even if its "803 Northwest Parkway Land Trust". We haven't had any issue. :)

Hi @Matthew Charron!   This is how we do it:  we pull assessor data (using RealQuest) of the type of properties in the areas we want and send ALL owners an offer.  We can search by zipcode, by specific address -- by literally hundreds of criteria to really hone in on what we are looking for. 

We scrub out the properties with a mortgage and spend a tremendous amount of time on pricing.  Our offer letter tells sellers that we are serious, we are not agents/brokers, we pay cash, and are prepared to close in as soon as x days. Then we wait for the serious, motivated sellers to call us.  And it WORKS.

Hi @Jibran Najmi!  Where are you getting the tax billing addresses?  Are you using county assessor data?  I know when I pull owner data (from RealQuest Pro), it includes when that data was updated.  I'm not sure if that helps much, but it would give you an idea of how recent the address was updated. Hi @Yudister Bassit!  I am also originally from Queens (Hollis)  :o)  I think the best thing to do is research, research, research (as you know, so much info is available right here on BP).  Direct Mailing is absolutely one way that you can go to find deals --and you don't at all have to be local to the area you are targeting -- so that is one way to really get your feet wet in a less competitive market.

Hi Dustin!  I get my owners data from Core Logic RealQuestPro-- which is data from county assessors.  You can search by address on this platform -- it gives you all the owner's information, to include their address.
