Hi @Tony Stancato! I would contact the homeowner. What tools are you using to build your data base? You can get ALL the homeowner data you need from Data Tree or RealQuest Pro. All the data comes in an excel sheet that you can then use in a mail merge -- makes direct mail SUPER easy.

Hi @Weina Shi! If you use USPS commercial, does that mean you have to print and stuff mailers yourself? Make sure you factor that in to your cost analysis. Are you looking for companies that provide data as well?

Hi @Jesse R.! Of course, you'll get lots of different answers. However, I think it really depends on what you're trying to accomplish. What kind of tech skills do you have (ie, do you know how to complete a mail merge)? What is your style? What is your budget? Do you like where you're sourcing your data, or do you need help with that as well?
Once you've answered those questions, check out your options. Look at their websites, see examples, check prices -- and call or email if you have questions. Best of luck!

Hi @Adam Sherritt - you can use resources like RealQuest Pro (CoreLogic) or DataTree (First American) and target just multis in very specific areas. Send an offer to everyone - catch them before they go on the market.

Hi @Jennifer Kusek! Totally agree with Ray. Have a business name, a real address (UPS can provide those), get a google voice number (or similar), and set up a website (even if it's just a static page). I like to assume that people will google me if they get a letter to see if I'm legit. Good luck!

I've used both RealQuest (CoreLogic) and Data Tree (First American Title). What I really like about them both is that its data direct from County Assessors in a consistent format - so that my letter template never needs to change and I can REALLY quickly use the data to create mailers. Plus, it is extremely fresh. I have found that Data Tree is more robust and that I have more search options. However, if you want only tax delinquencies, @Ray Lai has the best idea. because neither of those companies have that option (though we target all homeowners, not just tax delinquent ones, so its not an issue) Happy to help if you have any questions!

Hi @Karen S. ! We send unsolicited, real cash offers to homeowners. We pull homeowner data from the County Assessor (I've used both RealQuest and Data Tree) for the type of properties in the areas we want and send ALL owners an offer.
We scrub out the properties with a mortgage and spend a considerable time on pricing. We explain in our offer letter to sellers that we are serious, not agents/brokers, we pay cash, and are prepared to close in as soon as x days. We enclose a Purchase Agreement as well. Then we sit back and wait for the serious, motivated sellers to call us.
Works like a charm!
