Don't have experience in your state....but I've found the code enforcement group to be quite easy to work with in Indianapolis. If you stay in contact and let them know you are proactive, they will give more time and not fine you unless needed. Just remember you are dealing with "city hall". I shoot to over achieve on their requests to be safe and complete the work early.

Deals don't fall off trees these days! Seems like a major change in the market has occured to me. Sensing a slower paced market for a while.

What is the area/major intersection? What school? s It takes a premium area to warrant that much of a price going in. Two BR would be a concern for me at that price, but it is a newer build.

Two wrongs don't make a right. Eviction is a serious issue and often not taken seriously enough. as @Bill Gulley indicated. They may be apples and oranges but both can rot. Landlords take rent collection as seriously as employees take receiving their paycheck....who keeps working for someone if they don't get paid. Your two situations are just that two different situations ...both not good ones and separate. Separate situations are evaluated separately. Not sure it's worth debating the shades of gray.

If your scope already includes major HVAC and plumbing, it may not be much more to split it out to a duplex. Make sure the numbers work. Splitting water can be expensive as well if the local utility requires a new pit.

It can be easier said than done....look at the utility/HVAC situation before going to far. Can be a bit difficult most times. May be viable on a MAJOR rehab where everything needs redone anyway.

Thanks for making Ft. Wayne a better place! I go there regularly to visit family. One house at a time is the way to do it! I have a similar situation currently in Indianapolis with a historic home with some real charm. It will be very popular with the new owner. All the neighbors are stopping by thanking me daily. It is satisfying to see the results of making affordable homes for good people. So what if you make a couple dollars as well! Fight the good fight....

Does anyone know precisely how the various online websites interact?
It appears that a "postlet" will upload to Zillow, Yahoo, hotpads and Trulia....according to how I read their process online.
Does Craiglist require the extra step to get on their site?
What is getting the most traffic these days?
Seems like Craigslist is not as popular as previously?
Just started using these other methods and trying to weigh out the benefits.
Is there a simple way to get all the exposure?
