sounds like a good safety feature to install. see if there's a way to do it with wood somehow.might be a good opportunity to build some good will at a reasonable expense

Did contract call out specific timing requirements? Many will secure the job, start work and spread themselves out across as many as possible so they have workload certainty.

That would vary .... I'll be down by there today if you would like me to do a drive by. In general....I look for properties that need little work. For an out of state person...would caution taking on a remodel remotely. It's a challenge to manage locally. Value for land is low in general unless it is in a very unique location. Many houses like that are becoming nice greenspaces as the demo projects catch up.

Sounds like you are on a good track. Would make sure the easy things on the outside have been covered that cause the problem in the first place. Gutters, downspouts and drainage up top are often the real problem.

Some courts require you submit a lease with the eviction filing and others dont. I suspect they don't even look at your submission, but only file it away. They rarely look at the lease in court and as the other post said...the main issue is if they admit they are behind. You will probabaly skate right through it and she probably won't show up.

@Amanda KellerI concur with @Rusty Scott and @Lee Smith. Inventory is getting tighter. Shopping for deals takes work now. As far as the "market" sucks...depends on what you are doing in it. It's a great time to rent out property, as well as buy and hold. Would expect the low supply to continue to drive up rents and prices. People are scrambling to find rentals currently. I don't bank on appreciation...but enjoy it when it comes. Looks like the market here will be great for both when we look back in a few years.
