I've been pleased overall with NTN.  Learned that there is a gap in their reporting that can be filled though.  I do a pre screen on my local court activity that they were not picking up.  We have a website in Indiana that lists recent case activity. Found that applicants of current eviction activity was not covered by NTN.

You should locate a good used appliance supplier.  They will deliver and replace good apartment grade appliances at about $300 per pair.  Let them handle the old units and take care of the tenant needs.  Repairing them yourself can be time consuming, costly and painful for the tenant.

I prefer the wood stairs.  They sell a slip pad that sticks easily to the tread.  It has a gritty surface that is likely safer than carpet and easier to maintain.

Do not excuse late fees.  Keep them on account and deduct from the deposit later if needed. We use a notice to quit as an intermediate step prior to filing any eviction.  It's a legal document that can get them off dead center and pay prior to any filing fees are incurred.

Great topic! @Shawn Holsapple I've been interested in this for some time now and not put a toe in the water yet.  Great to hear it's working Dan. @Dan Perrott  Would enjoy learning more....what kind of prime locations do you believe work?  Are there certain attractions that seem to get more bookings?  Sporting events...college related...etc

I'm a private investor that is moving toward retirement and transitioning my portfolio of turnkey units in Indianapolis over the next few years. I remodel them with my crew and rent them out to great tenants.   I have some great units fully remodeled and cash flowing nicely if you would like to review them.

Depends on price of property...higher end properties would be hardwood/ceramic.  Lower end vinyl/laminate.  Avoid carpet in lower end as it becomes a disposable item.

@Ken Cooper As a Kokomo native, I would say the market there is much more eradic than the Indy market.  It's on a strong upswing right now...but is subject to more fluctuation due to being heavily dependent on Chrysler.  Many small companies have sprung up there recently. Would have been a great bet about 3 years ago.  Not sure about PMs there.
