I like to contrast the countertop with a darker tone.  Tie the cabinets together with some glass tile using a bright white grout.  Color of countertop should work well with your paint selection.  Dark knobs can figure in as well.  Home depot has great selections on all these with an economy grade that is usually fine for low end.

Countertops and glass tile are not terribly expensive and make a big difference.  Kitchens are the best place to throw $400 bucks at.  Will pay off quickly.

I'd recommend laminate in lower end and hardwood if higher end.  Carpet is a thing of the past in my book.  Tired of filling landfills!

@Ken A. Cash flow is great....appreciation is good at times as well...like now.  Appreciation went up substantially over the last few years and still going up.  Still well below the peak price levels of 2006.  Flatter price curve than many markets, but more predictable.  Lots of buyers shopping currently.   Would anticipate it all to continue as supply of foreclosures tightens.

Add them and have them pay the water bill.  Both will pay off over time.

Appliances can be a profit generator and a hassel all in one.  IF you don't mind the hassel factor, used appliance stores can be your best friend here.  Cut a deal that you will source with one if they take care of you and handle all the delivery/warranty matters.

Many tenants want the service of them so you will rent quicker if you provide the option.  Stay away from garbage disposals and pull them out first opportunity.  Dishwashers are not good either.  Washer dryers should be higher charge as well if done.  Avoid garage door openers or don't guarantee they work as they can be tricky.  Don't provide remote openers as you will likely never see them again.  Refer them to a good internet provider or Lowes to do themselves if desired.

I've been told the first offer can be the best one and try to make it work at all cost. REI is definitely a marathon...not a sprint. You have some good options still. Good learning along the way...and still will come out good in the end. Hang in there!

There is no reason to do a check.  Nearly all older homes have it.  Follow the regs closely when dealing with tenants disclosures and file them and retain.  Very important.
