I agree with @Jon Crosby.  I bought a smart tv, and it's been more complicated that I would like.   In the future, I will just add a roku box, along with cable channels. But yes, a big,  nice flat screen is totally affordable now.  Definitely keyless entry. 

I set age minimum to 23.  I charge $100 for extra guests to try and deter people from  bringing more than 6. But yeah, I don't think about it a whole lot. 

I'm definitely doing it for my cleaner, maintenance team.  They've earned it!

I agree they need to move a little quicker / be more pro-active with placing a tenant. They could at least be marketing it? 

Regarding getting delayed a whole additional month, People will sometimes agree to go ahead and move in on the 5th or wherever mid-month, and I just pro-rate the rent accordingly.

I am doing it now on a Pigeon Forge property.  I don't want to do it forever, but it's a way to get in the game, and let the cashflow pay down the heloc asap.

My understanding is that you can still do owner occupancy in Nashville for Airbnb. Look up Nashville strp for permit requirements. 

@Adam Edwards, Thank you. I have seen this talked about a lot. And recently heard about a HELOC all in one. It's a checking account, a fixed rate long term mortgage, and a HELOC all together. Is that what you have?
