Hey Nashvillians! I know the concept of "East Nashville" has grown to Inglewood and beyond, and affordable housing in East has shrunk, but I have a tenant in need of a place for July 1.  Her original new place fell through.  She is only looking because I am moving into the property.  She has been a dream tenant with zero issues for the past year and a half since I acquired this property.  She has never been late on rent, and has often paid early. She wants to stay on the Eastside.  She's looking for Private entry / no apt buildings.  900+ square feet.  $900 max rent.  While she has stated "East Side", I realize this may be limited at this pricepoint, so I'm open to other neighborhoods as well.  Thanks, everyone!

Michael Blank, podcast #66 guest on BP /  has own podcast as well that focuses on mf apartments.  He explains things really well.  It makes me want to skip doing any more Sf and just go mf.

i think if you do your due diligence, it's an accessible, low cost way to get started / get in the game. I've heard it's one if the more recession proof asset classes out there, too. That and self storage. 

Here's a good podcast from a guy that has landed in that niche after trying a lot of other strategies. Kevin Bupp is probably on here too, i just can't tag from my phone.

Anyone know a good roofing guy and /or drywall guy in Nashville?  Hurricane Harvey came through my bathroom ceiling last night.  Man, that sound really stays with ya.
