Isn't that crazy? I guess thats why so many folks are paying above asking coz with these crazy low rates they can afford to pay more!

Quick update, just finished refinancing this property as my previous rate was really high (5.25), got a 3.25 30 year fixed and this house got appraised at 150K! Cash flow wise as well this has been very stable with no vacancies, no major repairs. With the new rate I will be adding extra 100$ to the cash flow.

Huntsville has seen some crazy appreciation in the last year or so and I am really excited to hold this for the next 5 years.

I am doing the same and I am not at all worried about loosing on those highly speculative deals! No deal is better than a bad deal, thats what I keep telling to my self.

Congrats on the move! Carmel, CA to Huntsville, AL is a big move!

House hacking is definitely a great way to get started in Huntsville. With new builds you will pay higher prices but Madison has some good newly built communities. If you need help with some local agent then I can definitely give some references.

Just curious, are you guys moving because of work or family?

Hello my fellow Huntsville investors!

Starting this post after getting outbid on multiple properties in Huntsville over the last 3-4 months. I completely understand why someone is ok paying over asking given the low interest rates and some of the growth metrics for huntsville.

I wanted get some input from other investors about Decatur AL. There have been few forum discussions in the past but nothing in the recent months and I thought may be its a good time to have one.

The good thing is that it is closer to Huntsville and people are expecting some of the crazy growth in Huntsville will flow into Decatur and I have few investor friends who are actively doing flips there and say that the numbers make more sense there. But the population and other numbers are fairly flat for the last 5 years so I am not sure if it is really having a positive impact.

Would love to know what other investors think about decatur? Go or No Go?

@Michael S. is right, most of the great deals currently are in Harvest, Athens, Decatur.

I am personally looking at some parts of decatur right now as I feel that some of the growth in Huntsville might flow into these areas but again it is just speculation. I am seeing that in good parts of decatur listings are having multiple offers and are selling quickly.

@Michael do you know anyone who might know more about decatur?

you are right, it made sense to build on this first BRRR and do few more deals, which I did. I purchased a quad and completed another BRRRR (have posted the details in the other post) but that was done last year.

Currently, Huntsville just has not seen ANY impact price/inventory wise. Good Listings are flying off MLS and off market deals are retail priced! Most of the wholesalers are just listing their deals on MLS as well.
