Hi @Scott Doyen!

Glad to hear from you! The rehab is going smooth the corona lockdown has slowed things down a little but we are on track to finish the rehab by April end. The rehab cost is hovering around 30K slightly higher than I had thought but I had put in 45K of rehab in my deal calculation so I am still good!

I will create a before and after pic folders as well. 

Luckily real estate has been deemed as essential services to Home Depot and contractors are still working! I was initially worried that this might delay my project but things look good rehab wise as of now!

Wassup brother! 

From an investor perspective any units renting for less than 700$ will definitely need to take into account that with COVID-19 tenants in those units would be highly impacted! I will definitely add a bigger margin of safety in my numbers!

I am an out of state investor from California and have 4 rentals in Huntsville including a quad plex.

I can definitely recommend few agents that work great with out of state investors. @Jason Grey and @John White are rockstars! I can DM you their info.

I also have info on good PM and inspector.

But first make sure you run your numbers correctly given the current situation. If you need any help with the zip codes I can answer some of your questions.

Hi Guys,

Need your input on one of the house I have under contract. I got the pictures of the floor support in the crawl space through inspection and it looked little dicey to me. Attached are the pictures.

The pictures also reminded me of a BP inspection video by Tarl Yarber.

Does this look normal to you guys? I suspect that this might need to be fixed with more solid support to the floor. 

Has anyone in the BP community faced this issue and how did you guys addressed it.

The numbers look excellent! How much was your total rehab cost? And what zip code was this in?

There are so many awesome areas just outside of HSV with great schools! You did a great thing by exploring those areas!

Hi @Jamie Shah!

I am OOS investor in Hunstville from Bay Area. HSV does not have a lot of MF deals right now. Most of the small MFs are concentrated in some areas. 

We have a bay area HSV investors google group that is very active. I would be happy to add you. PM me with your email id and I can add you to that group.
