Thanks a lot for the great insight! I am currently looking at a 4-plex near Golf rd sw, 35802. You mentioned "East of the parkway for 35802 is safe,". Was just curious how bad is this street.

I started by looking at turnkey properties in Birmingham and as I was sharing my new found interest in real estate investing with my friends, one friend mentioned that his cousin works in Huntsville and that his cousin loves that city! :) Thats how I got interested in the rocket city and after I visited Huntsville I totally agree with my friends cousin! :)
This was almost a year and half back!
I totally agree with you that the interest in Huntsville has just spiked! So much so that we have a Out of state huntsville investors google group just in San Francisco/Bay Area California!

I am a out of state investor myself and just finished BRRRing my second property in Huntsville. PM me and I can give my referrals for investor friendly agents that I have used. I have referral for local lenders for cash out refi as well when you need it.
Based on my understanding the south west side of the city is seeing more growth but the deals might be far an few on this side due to high investor demand. There are some good areas on the northern side but you need to do your due diligence but the numbers might be more tempting there.
There are lot of "deals" in 35810 area but as @@Peter McDonough has mentioned they are mostly class C and class D areas.

Congratulations on starting on this journey of real estate investment! I am a fellow out of state investor and I would agree that Huntsville AL is a great market! The BP group is very active and I have got great insights from @Tim White and @Zachary C. and many more such friendly guys! People are happy to share their knowledge!
I purchased two properties in last 8-9 months and planning to buy few more this year!

I am an out of state investor and if you are an oos investor like me then my I recommend staying in B/C neighborhoods. 35758 is very hot right now. But there are so many other zip codes where you can get decent cash flow with good opportunity for appreciation.
