I have offered condolences and not offered it in my letters. I have had people scream at me for offering and others tear up because I did offer condolences. I think until one is sending thousands of letters a month and tracking well, little differences don't make a big difference. I don't test a lot though. I try different things; I just don't keep track of everything.

PS: Having a 70k car can be a horrible idea.. RE agents tend to drive a lot so I'd rather put that kind of mileage on a cheap, efficient car. And you can deduct mileage at a set rate whether it's a 15k car or 70k car.
All my listing leads come from marketing to distressed home owners, I show up for all of my appointments in my 2005 Cobalt or 2001 Silverado for listings and purchases and for listings my pitch is: A good agent communicates with all parties timely, answers their phone or calls back quickly, follows up with every buyers agent that looks at the house, and does what marketing is necessary. I try and make marketing the least discussed part. Listings can be a great way to increase revenue and at some point a licensed assistant can manage the listings and make a fine living doing so.

It might be easiest to find an agent that has just received their license and ask them. Offer to let them represent you as a buyer if they find you a property and let them know they can list every deal you sell.

Try Garden Gate in Murray for the carpet. They have many low cost selections. They can refer an installer which is typically 3.25 to 3.50 SY. They can be busy and sometimes it takes a bit to get help but worth it.

Yes you need to "hang" your license with a broker. There are brokers such as Equity that only charge $499 a transaction. The full service brokers such as Century 21 will charge a much larger chunk as a percentage from your commissions and "train" you. You will also have MLS fees, Association fees and license fees which are about 1200 a year I think. Sorry I can't remember the exact costs. Once you get going you will probably get listings as an extension of your investing business and that will off set your fees.

@Jacob A. your rehab is beautiful. I am assuming you used tile flooring in the bathroom. I have never seen tile long and skinny like that. I have used a 12 X 24 but nothing like you used. Kind of lengthens the room???? I like things i dont see everywhere else.
